From Stamford to Hartford and Danbury to Stonington the need
for luxury condos and multifamily living units is strong. Inventories are
keeping pace with demand but the demand is growing as more and more people
decide to sell their big two story colonial and move into a home with no
maintenance requirements.
Building lots zoned for multifamily projects and developments
is in short supply and the land that is available will most likely require a
custom modular design to provide the best floor plan, parking and amenities to
meet market demands. A building site in Hartford and a similar size land parcel
in Mystic will require two totally different designs.

The apartment building shown is a good example of getting the
most out of your development dollar. The price of a modular condo, duplex or
apartment building is reflective of the cost of labor in a modular factory
verses on site labor costs. Add to that the time factor and modular surfaces as
an excellent choice to bring your project to market quickly. An example of the
time frames involved are best seen on delivery day. As a site built project the
first few days or weeks of construction once the foundation goes in involves the
framing of the structure. In modular construction builders are very happy seeing
the modular components being set on the first day resulting in a structure 85 to
90% complete short of the field hook ups for utilities. The price of modular
construction certainly becomes a cost savings for clients on single family homes
but it really is a savings when doing a condo project that has twelve kitchens,
twenty four bathrooms, hundreds of doors and miles of trim work.
In a market like Hartford, Glastonbury or Waterbury Connecticut
the multifamily design will need to be developed that takes into account water
views or parking issues.

This luxury condo project needed to take advantage of the
waterviews and provide garages for parking and beach equipment. Having water
views is a big plus for the client and was best featured with a nice deck for
relaxing and entertaining.
In modular construction the goal is to provide the best value
for each client. This often starts with a design session. Needs are defined,
amenities and features are determined and the over all shape of the buildings
appearance are determined.

Often the need is for a very basic multifamily building and
other times the area or property requires an more upscale or luxury theme to
best meet the market demands.
In a market like Hartford, Danbury or Westport Connecticut
the multifamily design will need to be developed that takes into account the
building lot envelope and parking issues. Once the design is done and the units
are constructed at the modular home factory the project is ready to be set. This
is where system built modular construction works best for the builder or
developer. Rather than have a construction crew on site for months and months
the entire building is set in one to three days depending on the size and is 85
to 95 % complete in that short time. This leads to faster buildouts, less wear
and tear on the neighbors and of course a major cost savings on the money in
play to complete the units. This construction lending interest savings is almost
like getting one extra unit in the project.

A popular multifamily product here in SE CT is the duplex or
"side by side". As an investment it is the preferred choice for many.

Multifamily developers and owners appreciate the modular
construction time line as sites are "open to the public" for much shorter times,
not the six to twelve months found in site building. Multifamily condos,
duplexes and apartments are also very cost sensitive. After all this product is
supposed to be a for profit venture so limiting cost creep is very important. If
costs go uncontrolled the rents that will need to be charged may not fit what
the market can absorb. Ever condominium, duplex or apartment must meet the costs
objectives established at the start of the planning stage.
Custom modular multi-family homes are designed to maximize the
living space and property features.

Unique designs are required in historical districts and in
many in-fill developments.

Reasons to go modular for your multi-family
project..............

-
Flexible design to fit property
-
Feature level is custom selected to fit the market you
are going to serve
-
Energy star rated construction to minimize operating
costs
-
Controlled build time frame to minimize finance costs
during construction
-
One, two or three day set up of modules to get structure
in place fast.
-
No onsite site material shortages due to the product
being 85% + complete
-
Exceptional factory quality control to minimize call
backs and service costs.
-
"Green Building" features are built into each project
just by eliminating months of on site trips and work.
-
No onsite material storage protection required as the
product arrives installed.
-
Less "open site" time required reducing builder
liability.
-
No weather delays reducing "lost days" labor costs.
As you can see the same great features that make modular homes
a popular choice in SE CT also apply to multi-family projects as well multiplied
by the number of units you plan to do. So get started today and just give us a

Luxury In-Law Apartments and Additions Factory Built
In - Law apartments are very much in demand right now.
Sometimes it is best to add an apartment to an existing building and other times
it is better to build new. Blending a single family home with an apartment into
a neighborhood setting is sometimes a challenge. In this example the main house
is a three bedroom two and half bath colonial with a 700 square foot one bedroom
apartment with full kitchen. Storage basements apply to both units. The covered
porch acts as the focal point of the house and provides access to each unit's
separate entrance.
